In Aus right now the banks seem to be concentrating their efforts in aggressively competing on deposit rates rather than mortgage rates. Banks in the real world have decoupled from delinquent central banks, like the US Fed who refuse to engage in the fight against inflation, and politicians haven't woken up. Risk-shy real world banks are now looking to attract depositors not borrowers So yeah, cash is king.
