		<description>In Australia, it is my observation that many landlords expect premium rent, spend nothing on maintenance for years, then expect a premium price on sale. 

All built assets need ongoing maintenance, the cost of which should be factored into any investment decision (along with all the other fees and on-costs.  

Bill is simply saying is that in an overpriced and over taxed  market, you will probably lose money on a residential real estate investment. I agree.</description>
